Large Side Extension and Single Story Rear House Extension with Full House Renovation in Wilmslow
Renovating and extending a home is a transformative journey, filled with excitement, challenges, and the promise of a refreshed living space. In this blog post, we'll take you through the process of a remarkable project where we built a 2-story side extension and single-story rear extension, coupled with a complete house renovation – all designed to fulfill our client's dreams of a more spacious and modern home.

On this house extension with full property renovation Wilmslow job, we got involved just in the building stages as our client had created plans beforehand with their architect. We fell in love with the project straight away as the potential and vision were there from the start.
After signing the contract, we got straight to work with the foundations. With the foundations, we had main soil pipes running next to the footings at a 2m depth, so we had to have our footings deeper than the pipes. As with most areas in Wilmslow, we had to dig through clay, which made our life harder, but we're here for solutions.

Brickwork and Roof Build
When finished with digging, we had building inspector on site to give us the green light for the concrete pour. Once we got the concrete in we left it for few days to set and started with the brickwork. First we got out of the ground with trench blocks, followed by class B engineering bricks up to DPC (Damp roof course). From damp proof course we started with the classic facing brick and block wall tied together with wall ties and 100mm cavity batts insulation in between.
After the brickwork walls were up, we could move onto roof framing and get the site watertight. We framed the roof with 150mm x 50mm rafters, followed by breathable roofing felt and 25mm x 50mm roof battens to support the Marley Mendip roof tiles. Roof was Insulated with 100mm Kingspan and overboarded with 25mm Kingspan. We left 50mm airflow gap between the insulation and the roof so the roof can breathe, which is extremely important for avoiding any condensation build-up.

Structural Steelwork and Concrete Floors
Once the extension was watertight, we started with the breakthrough. First we had to install concrete padstones for the steel to sit on, we then needled the breakthrough area with 800mm spacing and cleared out for the steel. Once we got the half a ton steel installed and bolted together, our expert bricklayers secured the steel and brickwork above it. We also had to install steel with 300mm wide underplate at the back of the house for large bi-fold doors, this was done during the bricklaying.
Next up we built up the concrete floor which included 150mm compacted hardcore, 50mm compacted sand, damp proof membrane, 100mm Kingspan insulation, another layer on DPM, Steel mesh on packers and then 150mm concrete slab. It's always rewarding to see the concrete poured and then levelled to perfection.

Drywall Installation, Surface Finishing, and Painting
Once all the structural works were completed, we started with boarding the whole extension and other areas inside the property. We used the thicker12mm plasterboards on all walls and ceiling, all steelwork got fireboards for 30 minutes fire protection and in bathrooms we installed the backer boards for waterproofing. Once all dry lining was done our specialist plasterers skimmed the whole property and it was then we followed by priming and painting the property.

Bathroom and Kitchen installation and Final Finishes
Once the property was painted, it was time to install skirting boards, floorings, kitchen and fully tiled bathroom installation and all other small details. I think overall the property transformation is there for everyone to see.
Our client now enjoys a spacious and modern home that perfectly suits their needs and lifestyle. This project serves as a testament to the power of vision, planning, and teamwork in achieving remarkable results in the world of construction and renovation.

Landscaping for the house extension with full property renovation Wilmslow
After the build, we also transformed the garden. We created multi level composite decking areas, added a fireplace, created rendered flowerbeds and built the outbuilding and a high-quality artificial grass area.
In our opinion, garden landscaping really finished the project off and created an amazing inside-outside living space.
